Halifax has one of the most distinctive and historically layered building stocks of any town in West Yorkshire, and that variety matters when it comes to asbestos. The town grew explosively during the nineteenth century as a centre for wool and worsted textile manufacturing – the Piece Hall, opened in 1779 and now beautifully restored, is a reminder of the scale of that trade – and much of the Victorian and Edwardian fabric from that era remains in use across the borough today.
The inner areas of Halifax – including Boothtown, Ovenden, Mixenden, Illingworth, King Cross, Siddal and the streets around the town centre – contain dense rows of back-to-back and terraced stone housing built to accommodate the mill workforce from the 1840s onwards. These properties are among the most likely in the HX area to contain asbestos-containing materials. Common materials include Artex textured coatings on ceilings and walls, thermoplastic and vinyl floor tiles laid over original stone flags, insulation boards on walls and ceilings, and pipe lagging throughout. Post-war residential development across estates in areas such as Mixenden, Illingworth and on the town’s northern fringes followed standard construction practices of the time, which routinely incorporated asbestos-containing materials including Artex ceilings, thermoplastic floor tiles, insulation boards and flat-roof asbestos cement. Many of these properties have since passed into private ownership and a survey is an important step for any buyer, owner or landlord. Properties of this era – particularly those built between the 1950s and 1980s – are among the highest-risk property types for asbestos nationally.
Halifax has a large stock of older commercial premises, from Victorian warehouses and textile exchange buildings in the town centre to mid-twentieth-century office and light-industrial units across the outer suburbs.
