If You’re Buying

A standard RICS Level 2 or 3 home survey will usually flag if asbestos is suspected, but it isn’t a dedicated asbestos survey and won’t sample or confirm anything in detail. If you’re buying a pre-2000 property, particularly a Victorian or Edwardian terrace, it’s worth commissioning your own management survey before or shortly after exchange, so you know exactly what’s in the building rather than relying on a general flag in someone else’s report.

This matters most if you’re planning any renovation work after moving in. If that’s the plan, a refurbishment survey covering the specific areas you intend to alter is a legal requirement before work starts, not just a nice-to-have.

If You’re Selling

There’s no legal obligation to provide an asbestos survey when selling a residential property, but having one already in place – or commissioning one proactively – can smooth the process considerably. Buyers and their solicitors increasingly ask about it during conveyancing, and a clear, professional report can prevent last-minute renegotiation or delays if a buyer’s own survey raises concerns.

What if my buyer’s survey flags asbestos?

It’s a common outcome for older housing stock and doesn’t automatically mean the sale is at risk. What usually resolves it quickly is a proper survey confirming exactly what’s present, its condition, and whether it needs any action – often the answer is that it’s stable, undisturbed, and fine to manage in place rather than remove.

What About Landlords Buying to Let?

If you’re purchasing with a view to letting the property out, a management survey becomes a legal requirement once you take on responsibility for the premises, not just good practice. It’s worth factoring the cost and timing of this into your purchase planning rather than treating it as an afterthought once tenants are already in place.

We carry out pre-purchase and pre-sale asbestos surveys across Wakefield, Dewsbury, Batley and the surrounding towns. See our full Areas Covered page for the complete list.

Frequently Asked Questions

Do I need an asbestos survey buying or selling a house?

There’s no blanket legal requirement simply for the sale itself, but if you’re buying with plans to renovate, or selling a property where a buyer’s survey has flagged concerns, a proper asbestos survey is the clearest way to resolve the question one way or the other.

Will an asbestos survey delay my house sale or purchase?

Not usually. Most surveys can be scheduled and reported within a few working days, and having one already in hand often speeds up conveyancing rather than slowing it down.

Does finding asbestos affect the value of a property?

Not necessarily. Asbestos in good condition and properly managed is a very common feature of older housing stock, and most buyers and lenders are unconcerned once a clear survey and management plan are in place.

Do I need a survey if I’m not planning any work?

What Happens During an Asbestos Survey? A Step-by-Step Guide

✅ BOHS P402 & P405 Qualified✅ HSG264 Compliant Surveys✅ 20+ Years’ Experience✅ North of England Coverage

Wondering what happens during an asbestos survey before you book one in? It’s natural to want to know how disruptive it is, how long you need to clear the space for, and what you’ll be left with afterwards. Here’s a walk-through of the process from first call to final report.

Step 1: The Initial Call or Enquiry

We start by understanding what you need the survey for – whether that’s an upcoming renovation, a property purchase, or an ongoing management obligation – since this determines which survey type applies and how intrusive the inspection needs to be. We’ll ask about the age of the building, what work (if any) is planned, and roughly when access will be available.

Step 2: Scheduling Access

For a management survey, the building can usually stay occupied, since the inspection is non-intrusive. For a refurbishment or demolition survey, we’ll need the affected area cleared of normal use, because inspecting behind fixtures, under flooring, and inside voids means some disruption is unavoidable.

Step 3: The On-Site Inspection

Our surveyor works through the property systematically, room by room, identifying materials that could contain asbestos based on their appearance, age, and location. Photographs and notes are taken on a tablet as we go, which speeds up the reporting process considerably compared to paper-based surveys.

Sampling

Where a material can’t be confidently identified or presumed by appearance alone, a small sample is taken for laboratory analysis. Samples are kept as small as possible and the area is left tidy – this isn’t a demolition exercise, just a targeted, careful extraction.

Presumed vs sampled materials

Not every suspect material needs sampling. In some cases, a material can be reasonably presumed to contain asbestos based on established knowledge of building practices from that era, which avoids unnecessary lab costs while still keeping the register accurate and cautious.

Step 4: Laboratory Analysis

Samples are sent to an accredited laboratory for analysis, and turnaround is typically a few working days, though this can be expedited for urgent projects. Results confirm whether asbestos is present and, if so, which type.

Step 5: The Report

Once analysis is back, we compile the full report – a register of all identified and presumed asbestos-containing materials, their condition, location, and recommended management or removal action. For a management survey, this becomes your ongoing asbestos register. For a refurbishment survey, it’s the document your contractor needs before work can legally begin.

Step 6: What Happens Next

If asbestos is found and removal is needed, we can point you toward licensed removal contractors for higher-risk materials, or confirm what can be managed safely in place. Either way, you’ll have a clear, documented picture of what’s in the building and what needs doing about it. See our full Services page for more on the survey types we offer.

Areas we cover

We carry out asbestos surveys across Yorkshire and Greater Manchester. See our full Areas Covered page for the complete list of towns we work in.

Frequently Asked Questions

Do I need to be present during the survey?

It’s not essential, but access to all relevant areas needs to be arranged in advance, whether that’s you, a keyholder, or site management on hand.

Will the survey damage my property?

A management survey is non-intrusive and shouldn’t cause any damage. A refurbishment or demolition survey does involve opening up some areas for inspection, but this is done carefully and any access points are noted in the report.

How disruptive is it on the day?

For most residential and smaller commercial properties, a management survey can be completed in a few hours with minimal disruption. Refurbishment surveys take longer and generally require the space to be cleared.

Which asbestos survey do I need?

✅ BOHS P402 & P405 Qualified✅ HSG264 Compliant Surveys✅ 20+ Years’ Experience✅ North of England Coverage

“Which asbestos survey do I need?” is one of the most common questions we get asked, and it’s understandable – the terminology sounds similar, but the two main survey types cover very different situations. Get the wrong one and you either end up with a document that doesn’t satisfy the regulations for the work you’re planning, or you’ve paid for a more invasive survey than the situation called for. Here’s how to tell them apart.

Management Survey: For Buildings That Stay In Use

A management survey is designed for a building that will continue to be occupied and used more or less as normal. It’s a non-intrusive survey – the surveyor identifies and samples asbestos-containing materials that could be disturbed during routine occupation, maintenance, or minor foreseeable work, without lifting floors, opening up voids, or damaging the fabric of the building beyond what’s reasonably accessible.

The output is an asbestos register and management plan, which forms the backbone of your ongoing duty to manage asbestos under Regulation 4 of the Control of Asbestos Regulations 2012. If you’re a landlord, employer, or building owner with responsibility for non-domestic premises, this is very likely the survey you already need in place, even if no work is planned.

Refurbishment & Demolition Survey: For Buildings About to Change

A refurbishment and demolition (R&D) survey is a different exercise altogether. It’s fully intrusive – floors are lifted, voids are opened, and any area that will be affected by the planned work is inspected and sampled, because the whole point is to identify anything that could be disturbed once building work starts. This survey is legally required before any refurbishment, alteration, or demolition work on a building built or refurbished before 2000, and it needs to cover the entire area affected by the works, not just the visible surfaces.

Because an R&D survey often means removing sections of flooring, ceiling tiles, or wall panels to inspect what’s behind them, the building (or the affected area) usually needs to be unoccupied, or at least clear of normal use, while the survey takes place.

Can one property need both?

Yes, and it’s actually quite common. A commercial building might have a management survey in place to cover day-to-day occupation, and then need a separate, more targeted R&D survey ahead of a specific renovation project years later. The two documents serve different purposes and one doesn’t replace the other.

Which one do you need?

As a rough guide: if nothing structural is changing and the building stays in use, you need a management survey. If you’re about to strip out, alter, extend, or demolish any part of a pre-2000 building, you need an R&D survey for the affected area. If you’re unsure, tell us what work is planned (or not planned) and we’ll confirm the right scope before you book. See our full Services page for more detail on both survey types.

Frequently Asked Questions

Does a management survey expire?

It doesn’t have a fixed legal expiry date, but it needs to be reviewed and kept up to date – typically reinspected periodically or whenever the condition of materials or the use of the building changes.

Can I use an old management survey instead of getting an R&D survey done?

No. A management survey is non-intrusive by design and won’t have inspected the voids and hidden areas an R&D survey covers, so it can’t be relied on to satisfy the legal requirement before intrusive work begins.

Is an R&D survey more expensive than a management survey?

It depends on the size and complexity of the area involved, since an R&D survey usually takes longer and can require making good any areas opened up for inspection. We’ll give you a clear quote once we know the scope of work planned.

Asbestos Survey Cost: What Affects the Price | HSG Surveys

✅ BOHS P402 & P405 Qualified✅ HSG264 Compliant Surveys✅ 20+ Years’ Experience✅ North of England Coverage

How much does an asbestos survey cost? It’s usually one of the first questions we get, right after “how long will it take” – and like timing, the honest answer is that it depends on a handful of clear factors rather than being a single fixed price.

Asbestos Survey Cost: What Drives the Price

The single biggest factor behind asbestos survey cost is survey type. A management survey, being non-intrusive and covering only accessible areas, is generally the more affordable option for a standard domestic property. A refurbishment or demolition survey costs more, because it’s intrusive by nature and needs to cover every area affected by planned work, often requiring more time on site and more samples taken, in line with the scope set out in HSE’s HSG264 survey guide.

Beyond survey type, property size and complexity matter just as much. A small flat with a handful of rooms takes far less time than a large converted mill building with multiple floors, communal areas, and plant rooms.

Sample Numbers and Lab Costs

Each suspect material sampled on site needs individual laboratory analysis, so a property with a lot of different surfaces and materials – several types of ceiling coating, multiple flooring types, various pipe insulation – will naturally need more samples than a simple, unmodified property. This is reflected in the overall quote, since lab analysis is charged per sample.

Urgent Turnaround

If you need results quickly, most labs offer an expedited service, but this comes at a premium over standard turnaround times. It’s worth telling us about any deadline upfront so it can be built into your quote accurately from the start, rather than being an unexpected add-on later.

What’s Included in a Quote

A proper quote should cover the site visit, all sampling and laboratory analysis, and a full written report with photographs and a risk assessment for each material identified. Be wary of quotes that seem unusually low, as this can sometimes mean a reduced sample count or a less thorough report than a proper HSG264-compliant survey requires.

Is It Worth Getting Multiple Quotes?

It’s reasonable to compare quotes, but make sure you’re comparing like for like – the same survey type, similar sample numbers, and a qualified surveyor holding the relevant BOHS certification. The cheapest quote isn’t always the most cost-effective if it means gaps in coverage that need a follow-up survey later.

Frequently Asked Questions

Is a management survey always cheaper than a refurbishment survey?

Generally yes, since it’s non-intrusive and quicker to carry out, though the exact difference depends on the size and complexity of the property in both cases.

Does the number of rooms affect the price directly?

It’s more about the number of distinct materials and surfaces needing sampling than room count alone – a small property with lots of different finishes can cost more to survey than a larger, more uniform one.

Will I be charged extra if asbestos is found?

No – the survey cost covers identifying and reporting on materials present. Any subsequent removal or management work by a licensed contractor is a separate, additional cost.
