When these materials are in good condition and left undisturbed, they pose little risk. However, if you are planning renovation work, extensions or any work that could disturb these materials, a survey is essential before work begins.
A management survey is the standard survey for occupied residential properties. It is designed to locate, as far as is reasonably practicable, the presence and extent of any suspected ACMs in your home that could be disturbed during normal occupation and maintenance.
This type of survey is ideal if you have recently purchased a property, are a landlord wanting to fulfil your duty of care or simply want peace of mind about the materials in your home.
The HSE is clear that this is not optional. A dutyholder who allows renovation work to begin without first determining whether asbestos is present can be prosecuted under CAR 2012 and the Health and Safety at Work etc. Act 1974. In serious cases, this can result in:
If you are planning any renovation, extension or refurbishment work on your home, a refurbishment survey must be carried out before work starts in the affected areas. This is a legal requirement where asbestos may be present.
A refurbishment survey is more intrusive than a management survey, as it aims to locate all ACMs in areas where work will be carried out, including those hidden within the building’s fabric. Our surveyors will give your contractors and builders the information they need to work safely.
Where there is uncertainty about whether a specific material contains asbestos, we can take samples and have them analysed by an accredited laboratory. This gives you a definitive answer rather than guesswork, allowing informed decisions about the management or removal of the material.
Asbestos testing is also useful when buying or selling a property, or when a surveyor or estate agent has flagged a material as potentially containing asbestos.

Do I legally need an asbestos survey for my home?
For owner-occupied homes, there is no legal obligation to have a survey; however, it is strongly recommended before undertaking any renovation or building work. For landlords, there is a duty of care to manage asbestos risks in rental properties.
How long does a residential asbestos survey take?
Most residential surveys are completed within 1 to 3 hours, depending on the size and type of property. You will receive your written report shortly after.
Will I need to leave my home during the survey?
For a management survey, you do not need to vacate your property. For a refurbishment survey, our surveyor will advise you in advance if access to certain areas requires temporary precautions.
What happens if asbestos is found?
Finding asbestos does not necessarily mean it needs to be removed. Many ACMs that are in good condition can simply be monitored and managed in place. Our report will clearly set out the condition of any materials found and provide recommendations on whether removal, encapsulation or ongoing monitoring is the appropriate course of action.
