If you are a landlord, this also helps you meet your duty to comply with the management requirements under the Control of Asbestos Regulations 2012.

If you are planning building work, an extension or a full renovation, you will need this one before work starts. It is more intrusive than a management survey and is designed to locate asbestos in areas that will be disturbed.

Where there is uncertainty about whether a specific material contains asbestos, we can take samples and have them analysed by an accredited laboratory. This gives you a definitive answer rather than guesswork, allowing informed decisions about the management or removal of the material.

Asbestos testing is also useful when buying or selling a property, or when a surveyor or estate agent has flagged a material as potentially containing asbestos.

Bradford has a building stock that makes asbestos surveys particularly relevant. The Victorian warehouses of Little Germany, the merchant quarter just east of the city centre, are almost certain to contain asbestos in one form or another, whether that is in pipe lagging, insulation boards or ceiling tiles. The same applies to the converted mills along the Manningham Lane corridor, including Lister Mills, where residential and commercial conversions have brought much of the older fabric back into use.

Post-war housing estates like Buttershaw and Holme Wood present a different but equally common picture. Artex ceilings, floor tiles and textured coatings were standard in council-built properties from the 1950s through to the 1980s, and a significant proportion will still contain asbestos.

Further out, the older commercial and retail buildings around Forster Square and the city centre, along with period properties in areas like Thornton and Queensbury, follow the same pattern. If the building went up before 2000, it is worth checking.
