We are HSG Asbestos Surveys, a BOHS and P402-qualified team of asbestos surveyors covering the whole of Yorkshire — including West Yorkshire, South Yorkshire, North Yorkshire and East Yorkshire — as part of our wider North of England service. We carry out professional management surveys and refurbishment surveys for homeowners, landlords and businesses, and we give you a clear, straightforward report you can actually understand.
If your Yorkshire property was built before 2000, there is a real chance it contains asbestos. Yorkshire is one of the largest and most varied regions in England, with a building stock that reflects every era of construction — from the Victorian industrial towns of West Yorkshire and the steel and coal communities of South Yorkshire, through to the market towns and rural villages of North Yorkshire and the coastal and agricultural properties of East Yorkshire. Asbestos-containing materials were used extensively in buildings constructed right up until the end of 1999, and they remain present in a large proportion of older properties across the region.
The good news is that asbestos is not dangerous if it is left undisturbed and in good condition. But if you are buying, selling, renovating or managing a property anywhere in Yorkshire, you need to know what you are dealing with, and that is where we come in.
We cover every part of Yorkshire. Click on your county below to find out more about the towns and areas we serve, or call us for a free quote wherever you are in the region.

We are rated 5 stars by homeowners, landlords and businesses across Yorkshire and the wider North of England.
Which Survey Do You Need?
There are two main types of asbestos survey, and we will always point you in the right direction.
This is the survey most homeowners and landlords across Yorkshire need. It identifies any asbestos-containing materials in your property, assesses their condition, and tells you what, if anything, needs to be done. If you are a landlord, this also helps you meet your duty under the Control of Asbestos Regulations 2012. You can find out more about management surveys on our dedicated page.
If you are planning building work, an extension or a full renovation at your Yorkshire property, you will need a refurbishment survey before work starts. It is more intrusive than a management survey and is designed to locate asbestos in any areas that will be disturbed. It is a legal requirement before any construction or demolition work begins anywhere in the UK, including across Yorkshire.
Not sure which you need? Just give us a call and we will happily help.
Where there is uncertainty about whether a specific material contains asbestos, we can take samples and have them analysed by an accredited laboratory. This gives you a definitive answer rather than guesswork, and is particularly useful when buying or selling a property, or when a surveyor or estate agent has flagged a material as potentially containing asbestos.
Yorkshire has one of the most varied building stocks of any region in England, and that variety matters when it comes to asbestos. The region grew rapidly during the Industrial Revolution as a centre for textiles, coal, steel and engineering, and much of that Victorian and Edwardian fabric remains in use across West and South Yorkshire today.
The mill towns and terraced streets of West Yorkshire — including Bradford, Huddersfield, Halifax, Dewsbury and Batley — represent some of the densest concentrations of pre-2000 housing stock in the north of England. Many of these properties were built between 1880 and 1960 and have had asbestos-containing materials added or incorporated at various stages. Common materials include textured coatings such as Artex, floor tiles, insulation boards, pipe lagging and corrugated cement roof sheets. Leeds, as the largest city in the region, has an equally varied building stock ranging from Victorian terraces in the inner suburbs to post-war council estates and 1970s and 1980s commercial developments.
South Yorkshire’s industrial heritage means its building stock carries a particularly high asbestos risk profile. Sheffield’s vast stock of older terraced housing, post-war estates and light industrial premises contains asbestos in a wide range of forms. The coalfield towns of Barnsley, Rotherham and Doncaster have a similar profile — dense residential streets, older commercial units and former industrial buildings in which asbestos was routinely used in construction and maintenance throughout most of the twentieth century.
North Yorkshire has a more rural and market-town character, but the asbestos risk is just as real. Properties in Harrogate, York, Scarborough, Ripon and Northallerton include a significant number of older buildings — Victorian townhouses, converted agricultural buildings, pre-war commercial premises and post-war bungalows — all of which may contain asbestos. Rural farm buildings and converted barns across the Dales and Moors also frequently contain asbestos cement products in roofing and cladding.
Hull and the wider East Yorkshire area have a large stock of pre-2000 housing and commercial property, including Victorian terraces, 1930s semi-detached housing and post-war developments across the city and surrounding towns. Bridlington, Beverley, Goole and Driffield all have their share of older properties where asbestos surveys are advisable before any renovation or maintenance work.
Whether you are buying a house in Yorkshire and want peace of mind before you exchange, or have discovered a suspect material during a DIY project, we can help. We cover every part of the region, from the inner suburbs of Leeds and Sheffield to the rural villages of the Dales and the Wolds. We will give you an honest, plain-English assessment without overcomplicating it.
If you rent out a property in Yorkshire that was built before 2000, you have a legal duty to manage the risk of asbestos under the Control of Asbestos Regulations 2012. We work with landlords across the region, from single buy-to-let properties to larger portfolios. We hold the P405 qualification in managing asbestos in buildings, so we can carry out the survey and help you put a compliant management plan in place.
Yorkshire has a large and varied commercial property market, and a significant proportion of it is in older buildings where asbestos is a real consideration. Whether you are in Sheffield, Leeds, Bradford, Hull or anywhere across the region, if you are planning a refurbishment, fit-out or any intrusive works on a pre-2000 building, a refurbishment survey is a legal requirement before work begins. We understand the pressures of running a business and will work around your schedule where we can.
If you are working on Yorkshire properties and need a fast, reliable asbestos survey to satisfy planning or building control requirements, we can turn surveys around quickly and provide reports in a format that meets the requirements of the Control of Asbestos Regulations 2012.
We cover the whole of Yorkshire as part of our wider North of England service. If you are not sure whether we cover your area, just get in touch and we will be happy to confirm.

No hidden costs. Just a clear survey, a clear report, and straightforward advice on what to do next.
Yes, if the property was built before 2000. A refurbishment and demolition survey is a legal requirement before any building work, extension or renovation that could disturb existing materials. This applies whether the property is residential or commercial, and whether you are in Leeds, Sheffield, Harrogate, Hull or anywhere else across Yorkshire.
It depends on the size and layout of the property. A standard terraced house or small commercial unit can usually be surveyed in a few hours. Larger or more complex buildings will take longer. We will give you a clear time estimate before we visit, and we aim to return your report as quickly as possible.
If the property was built before 2000, a survey is strongly advisable before you exchange. Yorkshire has an enormous stock of Victorian terraces, post-war semis and older flat conversions — particularly across West and South Yorkshire — in which asbestos-containing materials are commonly found. Knowing what is there before you buy puts you in a much stronger position, whether for negotiating on price or planning future renovation work.
Yes. We cover urban, suburban and rural areas across the whole of Yorkshire, including the market towns and villages of the Yorkshire Dales, the North York Moors, the Wolds and the East Riding. If you are not sure whether we cover your specific location, just give us a call and we will confirm.
Finding asbestos does not automatically mean it has to be removed. If the material is in good condition and is unlikely to be disturbed, it can often be safely managed in place. Our report will tell you exactly what was found, where it is, what condition it is in, and give you clear recommendations on what to do next. We will not dress it up or overcomplicate it.
Yes, if you are a landlord or duty holder responsible for a non-domestic premises, or a residential property with common areas, built before 2000. The Control of Asbestos Regulations 2012 place a legal duty on you to manage the risk of asbestos. This applies equally whether your property is in Leeds, Bradford, Sheffield, Hull or a rural market town. We can carry out the survey and help you put a compliant management plan in place.
We provide free, no-obligation quotes for all surveys across Yorkshire. Costs vary depending on the size and type of property. Call us on 01274 959994 or use the enquire button above, and we will come back to you promptly with a clear, transparent price.
Yes. We hold BOHS P402 (surveying for asbestos in buildings) and P405 (managing asbestos in buildings). These are the industry-recognised qualifications for asbestos surveyors in the UK.
