A management survey identifies and assesses any ACMs in your building that could be disturbed during normal day-to-day use, routine maintenance or minor works. It gives you the asbestos register you need to fulfil your duty to manage and provides a baseline record of what is in the building.
For industrial properties this is often the starting point, particularly if you have recently taken on a building or if no previous survey has been carried out. It is also useful if you have an existing register that is out of date and needs refreshing.
If you are carrying out any refurbishment, demolition, maintenance or building work in an industrial property, a refurbishment survey is a legal requirement before work starts in the affected areas. This applies to everything from a full factory refurbishment to relatively minor work like replacing a roof section, installing new pipework or knocking through a wall.
A refurbishment survey is more intrusive than a management survey. It involves accessing hidden voids, above ceiling spaces and within the building fabric to locate all ACMs in the areas where work will take place. The report gives your contractors the information they need to work safely and legally.
Where there is uncertainty about a specific material, we can take samples and have them analysed by an accredited laboratory. This is particularly common in industrial buildings where large quantities of roof sheeting or cladding are present and the exact composition of the material is unknown.

My building has an asbestos register already. Do I still need a new survey?
It depends on how old the existing register is and whether any work has been carried out since it was produced. Asbestos registers should be reviewed regularly, and if work has been done that could have disturbed or removed materials, the register needs updating. We can review your existing documentation and advise you on whether a new survey or a partial re-survey is needed.
Do I need a survey before routine maintenance work?
If you have an up-to-date asbestos register and management plan, routine maintenance workers should be able to use that information to work safely without a new survey being needed every time. However, if the work involves disturbing materials that are known or suspected to contain asbestos, or if it goes beyond what was covered in the original survey, a refurbishment survey for the affected area is required.
Can you survey a large industrial site?

What if asbestos is found in a roof or cladding?
Asbestos cement roof sheets and cladding are very common in older industrial buildings. If the material is in good condition and is not going to be disturbed, it can often be managed in place. If it is damaged, deteriorating or needs to be removed as part of planned works, our report will set out the options clearly so you can make an informed decision.
