If your building was built before 2000, The Control of Asbestos Regulations 2012 applies to you.
The Control of Asbestos Regulations 2012 places a duty to manage asbestos in non-domestic premises on the duty holder, the person or persons responsible for the building’s management (Regulation 4).
Requires the responsible person to identify if any asbestos is present in the building.
Identify the asbestos’s location and what condition it is in and have a risk assessment to prevent exposure to anyone who works on the building or the occupants of the building from asbestos.
An Asbestos Management Survey is required to aid in the management of any asbestos products in the building.
This survey is a visual survey where samples are taken of any suspect materials for analysis with minimum intrusion into the building’s fabric.
The asbestos management survey provides a risk assessment for any and all asbestos products identified.

The asbestos management survey provides a basis for an asbestos management plan.
The asbestos management plan must be kept up to date through regular re-inspections, usually every 6 to 12 months.
As the title suggests, a Refurbishment/Demolition Survey ( R & D Asbestos Survey) must be carried out before refurbishing or demolishing any premises or any area within the premises.
These surveys are more intrusive and will look at all areas where the planned works occur.
The purpose of the survey is to protect the people carrying out the property’s refurbishment or demolition.
An Asbestos R & D Survey is a legal requirement for any building built before the year 2000.
